Governance
- Common Area Management – regular site visits to identify potential problems and recommend corrective action.
- Vendor Management – manage contracts for necessary services, subject to Board approval.
- Property Inspection & Compliance Enforcement.
Financial Management
- Financial Reporting, timely & transparent financial reports delivered monthly.
- Integrated management software for homeowner data, homeowner ledgers and community accounting management.
- Annual Budget Preparation – working with the Board to set community up for success.
- Reserve Planning to evaluate community financial strength and soundness.
Annual & Board Meeting Support
- Coordinate and attend Board and Annual Meetings.
- Prepare Notices & Meeting Agendas (5 to 7 days before Board Meeting).
- Administer meeting proxies, ballots, roll calls and other materials needed for Board Meeting.
Communication
- Text and Email Messaging.
- New Owner Orientations & Welcome Letters.
- Resident Directory.
Asset Management
- Oversee common area maintenance work.
- Obtain bids for repairs and improvements.
- Develop a preventive and seasonal maintenance plan.
Community Support
- Customer Service & After Hour Emergency Hours.
- Committee Support.
- Resales & Disclosures.
- Education & Training for Board Members.
